Brandenburg Land Market 2025: Demand Rises in the Second Ring, Prices Remain Mixed

According to the Office for Statistics Berlin-Brandenburg, the so-called second ring – 50 municipalities with around 240,000 inhabitants – is expected to record the strongest growth in children and families by 2040 according to the population forecast. This includes cities such as Fürstenwalde/Spree, Zossen and Nauen. In Berlin's surrounding area, including Potsdam, Kleinmachnow, Falkensee, Blankenfelde-Mahlow and Bernau bei Berlin, population dynamics are expected to be the weakest.

Schüler pointed to the close connection between transport links and home office work: good connections and mobile working have noticeably increased interest in locations in the second and third rings. Demand for houses in Brandenburg has risen overall, including in regions located further from Berlin.

Prices: Stable in the Surrounding Area, Rising Across the Wider Region

In Berlin's surrounding area, the Speckgürtel, the average price per square meter for a single-family house plot remained stable at 318 euros. In the wider metropolitan region, however, the figure rose from 103 euros in 2024 to 111 euros in 2025. For a newly built single-family house, buyers in Brandenburg paid an average of 361,000 euros in 2025 – virtually unchanged from the previous year. Condominiums sold for the first time, by contrast, became 9 percent more expensive, with new-build apartments costing an average of 424,000 euros compared to 404,000 euros in 2024.

The number of purchase agreements for properties rose to around 27,000 in 2025 – an increase of 7 percent. Sales volume grew by 13 percent to approximately 7.2 billion euros. According to Schüler, following the low point in 2023, this is the second consecutive year of rising figures. Most purchase agreements were concluded in Potsdam, followed by Oranienburg and Cottbus.

Cottbus Surprises with High Number of Agreements

The fact that Cottbus, in southern Brandenburg, ranks so high came as a surprise to the chairman of the Upper Expert Committee, Wilk Mroß. Just how strong demand in the second ring actually is is also illustrated by the example prices from more rural regions: in Welzow in Lusatia, the median purchase price for a single-family house was 114,000 euros, and in Karstädt in the Prignitz it was as low as 99,770 euros.

Overall, the 2025 report shows a market that has recovered following the 2023 slump. The dynamic is shifting from Berlin's surrounding area into the second and third rings, where families can find cheaper building plots and existing houses. Whether the trend will continue will have to be shown by future reports.
