Austrian property prices have seen an uptick in 2025, following a decline in 2023, with the median price for apartments reaching 4,162 euros per square meter.
The increase in property prices is attributed to various factors, including the growing demand for housing in urban areas.
According to Statistik Austria, the average price for apartments in Vienna was 5,212 euros per square meter, making it the most expensive region in the country.
Other regions, such as Vorarlberg, Salzburg, and Tirol, also saw significant increases in property prices, with median prices ranging from 4,965 to 5,000 euros per square meter.
In contrast, the Steiermark and Burgenland regions had relatively lower property prices, with median prices of 2,750 and 1,859 euros per square meter, respectively.
The prices for single-family homes also increased, with the average price in Vienna reaching 5,376 euros per square meter.
Statistik Austria's General Director, Manuela Lenk, noted that the prices for buildable land have risen significantly, with the average price per square meter increasing to 135 euros in 2025.
The increase in property prices has raised concerns about affordability, with many potential buyers struggling to secure financing.
According to the 'Immoleistbarkeitsindex', a significant number of districts in Austria have become unaffordable for median-income households.
The index suggests that 41 out of 105 districts in Austria are no longer affordable for households with a median income.
Experts warn that the rising property prices may lead to a decrease in affordability and an increase in housing costs for many Austrians.
The Austrian government has been urged to take measures to address the issue of affordability and ensure that housing remains accessible to all segments of the population.
