Housing Stock Germany 2025: 44 Million Dwellings

In the past year alone, by the end of 2025, 196,000 dwellings were added. That corresponds to an increase of 0.4 percent. "Im vergangenen Jahr wuchs der Wohnungsbestand noch um 196.000 Einheiten oder 0,4 Prozent", the Federal Office stated. "Seit 2015 sind rund 2,5 Millionen Wohnungen hinzugekommen".

More Space per Dwelling and per Capita

The average living space per dwelling also rose: "Zum Jahresende 2025 betrug die durchschnittliche Wohnfläche 94,0 Quadratmeter" and was thus 2.2 percent above the 2015 level. The increase per capita is even more pronounced: "die durchschnittliche Wohnfläche pro Kopf lag bei 49,5 Quadratmetern (+7,1 Prozent)".

The total living space of all dwellings rose over the ten years since 2015 by as much as 8.9 percent, as the Federal Statistical Office further reported: "Die Gesamtwohnfläche aller Wohnungen stieg in den zehn Jahren seit 2015 um 8,9 Prozent."

Structure of the Housing Stock

A look at the building structure shows that multi-family houses account for the largest share. "Von den Wohnungen in Wohngebäuden entfallen 54,9 Prozent auf Mehrfamilienhäuser." Single-family houses make up just under a third at 31.3 percent. "Einfamilienhäuser machen mit 31,3 Prozent knapp ein Drittel aus."

The remaining dwellings are distributed among two-family houses as well as residential homes, as the office explained: "Die übrigen Wohnungen verteilen sich auf Zweifamilienhäuser sowie Wohnheime."

Dwellings Outside of Residential Buildings

Only a very small share of the housing stock is not located in conventional residential buildings. "Nur rund jede 50. Wohnung befindet sich nicht in Wohngebäuden, sondern beispielsweise in Schulen oder über Gewerbeflächen."

The calculations are based on the 2022 Microcensus update. This means updated population and household data feed into the extrapolation of the housing stock, as the Federal Office explained.

Overall, the statistics paint a picture of a continuously growing housing market in which both the number of dwellings and the average per capita living space have increased significantly over the decade since 2015.
